Lettable Standard
Our Void Lettable Standard was agreed in consultation with tenants and sets out the minimum works we will carry out before we let a property. We will make sure the property is CLEAN, SAFE and in a GOOD STANDARD OF REPAIR.
Cleanliness
We will
- remove all furniture and rubbish
- sweep out and vacuum the property
- clean and disinfect all work surfaces, kitchen units and sanitary ware
Safety
We will
- check all electric and gas appliances and issue you with a gas safety certificate
- make sure every property has a functioning smoke alarm
Decoration
We will
- treat any mould before the property is let
- redecorate any room where there is heavy smoke damage
- remove any graffiti
Kitchens
We will
- provide space to fit a fridge, cooker and washing machine (lay-out permitting)
- provide washing machine connections (layout permitting)
- provide a gas or electric cooker point
Windows and doors
We will
- ensure all windows and doors are secure and free from rot
- provide window keys where possible
Carpets
We will
- leave carpets and gripper rods if in good condition
Gardens
We will
- remove all rubbish from gardens and outhouses
- fill in any ponds
- replace boundary fences if there is an immediate health and safety issue
- provide a plan showing boundary responsibilities where possible
Other works
We will
- remove satellite dishes and other external fixtures
